Northpoint has received a 2026 Gold Nugget Award of Merit, earning national recognition as a finalist for Best On-the-Boards Affordable Housing Community. Selected from more than 800 entries across North America, the honor recognizes the strength of Northpoint’s approach to workforce housing, thoughtful community planning, and collaborative development.
For Southern Visions Realty, the recognition represents another important step forward for a project designed around a critical need on Hilton Head Island: creating quality housing opportunities for the people who help sustain the island’s economy and community every day.
National Recognition for a Hilton Head Island Workforce Housing Community
Presented by PCBC and the California Building Industry Association, the Gold Nugget Awards recognize achievement in residential design, planning, and development.
Northpoint was selected by the program’s Blue Ribbon judging panel as an Award of Merit recipient in the Best On-the-Boards Affordable Housing Community category, placing the project among the finalists considered for the Grand Award.
The recognition is particularly meaningful because it highlights Northpoint while the community is still under construction. The award reflects the strength of the project’s plan and the way affordability, housing choice, site design, environmental considerations, and public-private collaboration have been brought together in a single neighborhood.

157 Residences Designed Around Hilton Head Island’s Workforce
Currently under construction on an 11.4-acre infill site, Northpoint will bring 157 residences to Hilton Head Island, including 145 stacked apartments and 12 townhomes.
The community is planned across four affordability levels, ranging from 60% to 150% of Area Median Income, creating housing options for households with different income levels and needs.
Northpoint is designed to help more of Hilton Head Island’s teachers, healthcare professionals, hospitality employees, municipal workers, and other essential members of the local workforce live closer to the community they serve.
That goal extends beyond providing housing. Shorter commutes can mean more time at home, greater stability for families, stronger support for local employers, and a more sustainable relationship between Hilton Head Island’s workforce and the community that depends on it.
As OneStreet Residential Managing Partner Brendan Barr summarized in the project’s Gold Nugget announcement, Northpoint is intended to create a connected neighborhood for the people who keep Hilton Head Island running.
Thoughtful Planning Rooted in the Lowcountry
Northpoint’s approach goes beyond affordability.
The community has been planned to respond to the character and environment of Hilton Head Island, transforming the site’s long, narrow footprint into a pedestrian-oriented neighborhood with interconnected trails, open spaces, and multiple gathering areas.
Plans include five distinct community spaces: the Hub, Central Green, Community Gardens, Live Oak Commons, and the Preserve.
Lowcountry-inspired architecture, shaded porches, native plantings, preserved tree canopies, biofiltration swales, and durable materials further connect the development to its surroundings while supporting long-term stewardship of the property.
The result is intended to be more than a collection of residences. Northpoint is being developed as an interconnected neighborhood where thoughtful planning, housing accessibility, and community life work together.
Building on Southern Visions Realty’s Affordable Housing Experience
Northpoint continues a longstanding commitment to affordable and workforce housing for Southern Visions Realty.
Prior to Northpoint, Robby and Gregory Wilkins were involved in affordable housing developments in communities across South Carolina, including Pleasant Place in Lexington and previous projects in Florence.
Pleasant Place, a 39-unit all-brick duplex apartment community in Lexington County, demonstrated the sustained demand for thoughtfully designed attainable housing. Those experiences helped reinforce a principle that continues to guide Southern Visions Realty today: housing can be well-designed, financially sustainable, responsive to its surroundings, and beneficial to the larger community.
Northpoint brings that experience into one of South Carolina’s most distinctive and housing-constrained coastal markets.
